When we learned a second child was on the way, my immediate thought was: there goes my office. With only one spare room where I could close the door and attempt to focus, my productive workdays felt numbered. I've always preferred working from home, but once the pandemic hit, my husband shifted his office into our house too, and our toddler was home from day care. With a baby arriving soon, things were moving in the wrong direction.
Thehousehad already reached the maximum buildable square footage the city allowed for the main structure, so we needed to get creative about adding workspace. The workaround was a freestanding prefab or kit structure that stayed just under the 120-square-foot threshold to avoid triggering permit requirements (in our city, anything under 120 square feet qualifies as a garden shed—be sure to check your local rules before taking on a similar project).
Insulation was another non-negotiable. Our property runs cold in winter and brutally hot at summer's peak, so without insulation the studio would sit unused for much of the year. Many of the more affordable kits featured only single-layer walls that would be tough to insulate after the fact.

Beyond the practical concerns, the toughest box to check was aesthetics. Our house has clean lines, white stucco with black trim, and generous glass. Dropping aHansel and Gretel–style log cabinat the top of the hill—the focal point visible from every window—would feel out of place, especially after the effort we'd poured into a historically faithful renovation of the main house. We wanted something sleek and restrained, a structure that complemented the house rather than competing with it. We also wanted to avoid hiring a contractor or architect, and to keep the budget under $25,000.
Surprisingly, tracking down a structure marketed explicitly for office use proved difficult. Most options skewed expensive because they were full accessory dwelling units (ADUs) complete with plumbing and kitchens. The closest match I found was theStudio ShedPortland series. Its main draw was that for an additional $2,640, the company would add insulation and electrical wiring—two elements often excluded from competing kits and well beyond the skill set of the average DIYer.
Starting with aesthetics, I uncovered two A-frame kits that caught my eye. One came fromBHC, but shipping from Canada pushed the price out of reach. The other was fromDen Outdoors, a New York Catskills–based startup preparing to ship its first run of A-frame kits (they ship globally, though rates vary). We had to move quickly to make the California delivery window. And unlike a true prefab, a finished house wouldn't arrive at our door. Instead, every component would arrive on pallets—essentially a giant Lego set, or a sprawling shipment of IKEA furniture.

Every length of lumber was cut to spec, all hardware was included, and we'd be assembling the structure ourselves, guided by an oversize paper instruction manual. The windows shipped separately, special-ordered from Pella. All in, the kit came to $27,000, excluding add-ons and labor. That was more than we'd planned to spend, but after weighing the surprisingly limited alternatives, we were convinced.
With the Den on order, we needed a game plan for getting it built. Anyone who's tackled a construction project knows that timing and scheduling make or break the effort. The Denwebsite dangles "the promise that using simple tools, you can have your very own cabin built within a long weekend." While thatmaybe achievable, it assumesa lotof the builder, ignores unforeseen hiccups, and wasn't our experience. By our reckoning, plan for four full workdays with three people on site who know their way around a build. That timeline doesn't include moving materials from the delivery drop to the build site, nor does it factor in foundation prep—both of which add time. Below are a few things to weigh from a scheduling and budget standpoint, applicable to pretty much any kit you might buy.
Site Access
Amassivedelivery of building materials landed in our driveway, and moving it all to the build site was no small feat. Once we grasped the scale of what we were dealing with, we hired two workers for a full day to carry everything through the house and up the hillside ($600). Our site was particularly tricky to reach, but unless you're building right beside the road, you'll want to factor this in.
With no side access to the backyard, every piece had to pass through the garage and a standard doorframe. Double-check that all components will clear your doorways and can be maneuvered safely. We only realized after ordering that the main window weighed 450 pounds and would need to be carried down several flights of stairs and across steep switchbacks to reach its destination. Because the window arrived after the main materials, we had to bring back the same movers at an added cost ($250)—and I definitely sprouted a few new gray hairs watching them maneuver it into place.
Foundation Prep
Build ground prep and foundation work into your budget from the start. Any of these structures requires flat, level ground.We brought in a landscaper to excavate our sloped lot (roughly $800).Our Den didn't require a full concrete slab, but the structure did need support along two sides at the eight points where the frame meets the ground. We dug holes at each location, added a few inches of gravel, tamped it down, and dropped in precast concrete foundation blocks. This worked everywhere except two footings further downhill. For those, my husband dug deep holes, set cardboard tubes inside, and filled them with concrete to anchor the building.
Insulation
The Den A-Frame is designed to accept insulation, but those materials aren't included in the kit—nor are there specs or recommendations for what to use. We reached out to Mike, Den's founder, who was generous with suggestions but couldn't speak to exactly what was available or required in our region. Sourcing our initially specified material without a contractor's license proved tricky, but we eventually found what we needed at Home Depot: a combination of Polyiso foam sheets and fiberglass rolls (the familiar pink stuff). As with any build, tasks have to land in a specific sequence. We couldn't finish until the walls were insulated and closed up, and we couldn't afford to wait for a special insulation delivery, so this pushed us back a few days.
Electrical Wiring
Because this would be a working office, the space needed full electrical wiring (technically the kind of upgrade that triggers city permits—perhaps why these kits are marketed as camping structures). This was beyond my very handy husband's wheelhouse, so we paid an electrician to run cable to the site, wire the interior, and install switches and fixtures. Lighting came from Lightology: two chic pendant lamps—theTerho small pendant light from Mater Design—hang from the ceiling, and amedium Gregg polyethylene floor lamp from Foscarionsits on the floor beside the desk for late-night work sessions.
Finishing the Plywood Floor
The interior walls and floor arrive as unfinished plywood. That finish feels lovely on the walls, but the floor needed treatment to be sealed and usable. We decided to color it with a water-based stain while we were at it. I prepped the surface with 1 quart ofMinwax wood conditioner($19) and stained it with a quart ofMinwax water-based semitransparent wood stain($8–$13), taping off the wall edges and window trim with 3-inch painter's tape. Both products were applied with a rag, rubbed along the wood grain for even coverage with no streaks. The extra step took half a day (and considerable elbow grease); you could just as easily seal the floor with a quart ofMinwax oil-modified polyurethane($9) and call it done ($12).

Heating and Cooling
The final add-on may be an in-wall heating and cooling unit, but we're holding off. A small mini-split air conditioner and heater combo runs $1,000 to $2,000 (before installation). For now, I'm making do with a fan in the heat and a lap blanket in the cold. Fortunately, the insulation appears to be doing its job—even on a 90-degree day, the studio stays semi-comfortable (winter is still a question mark, but my plan is to start with a small space heater given the shed's tiny footprint).
Furnishings
I wanted the studio to feel minimal yet cozy. I went with theEave DeskandCleo Chairfrom Dims, paired with theirBarbican storage caddy. A vintage rug fromRevivalcovered most of that freshly stained floor, and the space was complete.
All told, my husband put in four full days of work—half with a friend's help, the other half alongside a single handyman. Our all-in cost landed around $33,000, far more than we'd planned to spend on a DIY project, but justifiable when you equate the one-time investment with what I'd have spent renting office space over the next three to five years (not to mention the ever-elusive promise of added property value).
The finished studio is nothing short of stunning. The design is sleek, tucked into the back hillside in a way that feels both substantial and quietly understated. The interior footprint suits my needs perfectly (mostly writing at a desk), and each morning when I head to work, it feels like a mini retreat. The only real challenge is the lack of plumbing—it's a trek down the hill to the house's bathroom, and as a pregnant woman, that's no small detail. Next project: a composting toilet?
